We are looking for an experienced Construction Manager / Superintendent (s) to join our team on K-12 capital improvement projects and new school construction projects. Projects are all located in the five boroughs of New York City.
__ Summary of Position:
Construction Manager will report to senior-level Construction Manager and are responsible for managing and coordinating personnel budget administration and operational activities involved in all phases of assigned school construction projects from their initial conception through completion and opening of the facility. Projects are located in the five boroughs of New York City.
__ Responsibilities:
Provides the administration and coordination of activities for the design arid construction of both smaller rehabilitative and more complex and/or high visibility construction and modernization projects under the guidance of a senior-level Construction Manager / Project Officer. Ensures the quality and high standards of performance and compliance in both design and construction by all consultants vendors et al. Makes decisions and takes action in a timely manner to expedite the timely completion of the construction process. Corrects mistakes and errors in design and construction before they can be extensively incorporated into the project or as early in the construction process as possible.
1. Makes Decisions on phasing and scheduling of projects. Prepares and/or ensures preparations of scheduleing for planning design and construction. Monitors schedules and takes appropriate actions to ensure that the project is completed on schedule and within approved cost limitations.
2. Provides ongoing interface with contractors construction managers local school personnel and Senior Construction Managers on project issues; routinely interacts with the clients senior managers on such matters.
3. Participates in the development and issuance of project procedures and policies; reviews and makes recommendations on client-wide procedures and policies.
4. Provides guidance and advice to Level I Construction managers. Resolves issues and problems raised in field reports made by architects and construction management staff.
5. Works with architect/engineer of record regarding change orders interpretation of contract documents shop drawing submittals/approvals and other technical matters as required to ensure a structurally sound code compliant and aesthetic facility.
6. Issues field memoranda or directives to contractors to enforce contract compliance. Advises senior management regarding the necessity for the assessment of liquidated damages and other contractual enforcement mechanisms including default.
7. Uses independent judgment to make on-site change order decisions and has the authority to negotiate with contractors and commit the client s resources on such change orders.
8. Reviews contractors' claims of disputed work and advises senior management as to appropriate action. Compiles contract and project documentation necessary for adjudicating or denying such claims.
9. Visits various job sites as required in the performance of the above duties.
10. Performs other related tasks.
__ Minimum Qualifications
1. Baccalaureate degree from an accredited college or university is preferred.
2. Five years of full time progressively responsible work as a technical specialist in one or more construction and design related fields; two years must involve managing all phases of construction work of a scale and scope similar to the Authority
